Apply with your ID and proof of income
Bring a photo ID, your SSN and your last two months of income statements. Household income should be 2.5x the monthly rent. Most decisions come back in 1 to 2 business days.

Get approved and move in
Once approved, you can often move in within about a week. Choose a 6-month or 12-month lease.

What renters ask us most
What will my total monthly cost be? +
Starting rents are $698 for 1 bedroom, $998 for 2 bedrooms and $1,298 for 3 bedrooms. Water, trash and pest control are included; electricity and internet are set up separately. A utility fee applies, parking is $25, and pet rent is $25 a month per pet. The office gives you the full monthly figure in writing before you apply.
Is there a security deposit? +
No. Every floor plan comes with a $0 security deposit. Depending on screening, a risk fee may apply, and the office confirms the amount before you pay anything.
What do I need to apply? +
Bring a photo ID, your SSN and your last two months of income statements. Income can be verified with pay stubs, bank statements or an employment letter, and household income should be 2.5x the monthly rent. Applicants must be 18 or older. The application fee is $50 and the administrative fee is $50; both are non-refundable. Co-signers are accepted with full income statements and ID. Most decisions take 1 to 2 business days.
Do you offer second-chance leasing? +
Yes, in some cases. Past evictions may be considered if they are older than 2 to 3 years with a minimal balance. Bankruptcies are not accepted, and applicants must have no felonies, no sex offenses, no recent evictions and no broken leases. Call the leasing office at (281) 893-2323 to talk through your situation before you apply.
Do you accept Section 8? +
No, we do not accept Section 8 or other housing vouchers.
Are pets allowed? +
Yes. Dogs and cats are welcome, up to 2 pets per home and up to 100 lbs. There is a one-time $99 pet fee and $25 a month in pet rent per pet. Pit Bulls and American Bullies are not allowed. For service or assistance animals, contact the leasing office.
What lease terms do you offer? +
6-month and 12-month leases are available, and month-to-month may be available. Roommates are welcome. Subletting is not allowed.
How does parking work? +
Open, covered and reserved parking are available, with up to 2 vehicles per home. The parking fee is $25 and a parking permit is required. Visitors must park in visitor areas with a valid permit.
Can I tour today? +
Yes. Walk-ins and same-day tours are welcome during office hours, Monday to Friday 9 am to 6 pm and Saturday 9 am to 5 pm. Virtual tours are available too, including outside office hours. Bring your documents if you would like to apply the same day.
